Conventional

Fixed: This is the most popular loan choice underwritten to Fannie Mae or Freddie Mac’s standards. Amortization periods are available for 10, 15, 20, 25, or 30 years.

ARM: The conventional loan with an adjustable rate mortgage offers lower rates with fixed periods of 1, 3, 5, 7 or 10 years followed by a change in rate.

In addition to traditional conventional loans, Fannie Mae and Freddie Mac offer the Home Ready and Home Possible programs respectively for low-to-moderate income borrowers with lower down payment options and fewer adjustments for low credit scores.


FHA
FHA is a popular first time home buyer program with low down payment requirements, expanded credit guidelines, and lower rates. It is available with both fixed or adjustable rate mortgages.

VA
This is an exclusive product for veterans of military service. There are no down payment requirements. The advantages include lower rates and no monthly mortgage insurance payments. Also, there are more lenient credit and underwriting guidelines. The VA allows for both fixed and adjustable rate mortgages.

USDA
A special program for homes outside of the metro area with no down payment and lower mortgage insurance requirements. This product is only available as a fixed loan.
